Buyer Transaction Process

Buyer Broker

  • Update agent's brokerage portal (Docusign, Dotloop, Skyslope, Command, ReZEN, etc.)

  • Set Buyer Broker expiration reminders.

  • Send buyer intro email with paperwork.

Under Contract

  • Update agent's brokerage portal (Docusign, Dotloop, Skyslope, Command, ReZEN, etc.)

  • Create calendar events for all deadlines.

  • Send "next steps" email to buyer with executed contract and inspector info.

  • Send contract recap, MLS printout, and REPC to Title & Lending.

  • Order home inspection as needed.

  • Coordinate collection of Earnest Money.

  • Confirm Earnest Money with Title, Lender, and Listing Agent.

  • Follow up with Listing Agent for required documents.

  • Obtain signatures on SPCD & LBPD, sends copy to Listing Agent.

  • Check for new addenda during Due Diligence and Finance & Appraisal, and update file.

  • Begin Settlement Process scheduling one week before closing.

  • Schedule Settlement and notify all parties.

  • Send utility information to Buyer.

  • Finalize brokerage portal and commissions sheets.

  • Order home warranty as needed.

  • Send "Transaction Document" email to buyer with executed docs.

Post Close

  • Verify recording, obtains settlement statements, and updates the file.

  • Send request for review on Agent's behalf.

  • Ensure compliance for fast payment.

  • Submit complete file to Broker portal for 7-year access.

Listing Transaction Process

Pre-Listing Preparation

  • Update agent's brokerage portal (Docusign, Dotloop, Skyslope, Command, ReZEN, etc.)

  • Calendar Listing Agreement expiration reminder.

  • Send introduction email to Seller(s) with executed paperwork.

  • Order Title Report.

  • Order HOA documents (if applicable)

  • Order sign installation (as needed).

  • Order photos (as needed)

  • Input listing into MLS.

  • Upload photos & tour to MLS.

  • Post listing to active status after agent approval.

  • Notify Seller(s) of going live and shares link to review.

  • Set up Showing Time or Aligned Showings.

Under Contract

  • Update agent's brokerage portal (Docusign, Dotloop, Skyslope, Command, ReZEN, etc.)

  • Create calendar events for each deadline.

  • Send "next steps" email to the seller with executed contract and next steps.

  • Send contract recap sheet, MLS printout, and REPC to Title.

  • Send Buyers Agent Title PR, HOA Documents, SPCD, LBPD, and other required disclosures.

  • Follow up with Buyers Agent for fully executed SPCD, LBPD, and Earnest Money confirmation.

  • Check in at Due Diligence for new addenda & updates the file.

  • Check in at Finance & Appraisal for new addenda and update the file.

  • Prep a week before closing to begin scheduling settlement process.

  • Send "Settlement Scheduled" email to client with closing details.

  • Finalize brokerage portal and commission sheets.

  • Send "Transaction Document" email with executed docs to the seller.

Post Close

  • Verify file is recorded with title, obtains Settlement statements, and updates the file.

  • Send request for review on Agent's behalf.

  • Update MLS to Closed.

  • Order sign removal (if applicable).

  • Ensure file is compliant for prompt payment.

  • Submit complete file to Broker portal for 7-year access.

How is Monster Dynamics different from other transaction coordination companies?

Do you write contracts?

No, licensed transaction coordinators in Utah cannot write contracts unless they are part of the same brokerage as the agent.

Do you work nights and weekends?

Our standard hours are 9 AM to 5 PM, Monday through Friday. We aim to help agents work smarter, completing 16 hours of work in 8. For urgent after-hours needs, we offer expedited services for $50, subject to availability.

You're a licensed agent—what happens to my client's information?

We adhere to a strict "client for life" policy. We will never market real estate services to your client. If your client contacts us in the future, we’ll notify you immediately to maintain your relationship.

Do you offer compliance-only services?

Yes, our compliance-only service is perfect for new build transactions, where Seller disclosures or home inspection scheduling are typically unnecessary. We manage paperwork for brokerage review to ensure everything is compliant and you get paid.

How much do your services cost?

We charge $350 per transaction for Buyer or Seller files, offer a $600 package for dual transactions (where the agent represents both), and a $150 compliance-only package ideal for new builds. Pricing for other miscellaneous services varies.

How do you communicate during the transaction process?

We work primarily through email, which has become a universal standard, and follow up with text messages for urgent matters. This ensures efficient and timely communication.
